Somervell County Real Estate Market Update: Prices, Inventory, and What It Means for You

If you've been keeping an eye on Somervell County TX home prices this year, you've probably noticed the numbers here don't always move in a straight line, especially in a market this size. Somervell County sees only a handful of closings each month, so a few unusual sales can swing the countywide averages more than they would in a larger market like Tarrant or Johnson County. With that in mind, here's where things actually stand in the Somervell County real estate market as we head into fall, and what it means whether you're buying or selling in Glen Rose or anywhere else in the county.

The latest data from Redfin, covering the three months ending in July 2026, puts the median sale price in Somervell County at $438,713, up 19.0% from a year earlier. That is a striking jump on paper, but it came from just 7 homes sold during that window, down 26.7% from the same period last year. In a county this small, a shift in which homes happen to close, whether it's a larger acreage property or a smaller home closer to town, can move the median significantly without reflecting a true shift in value across the board.

Homes that did sell moved noticeably faster this year. Median days on market came in at 43 days, down from 64 days a year earlier. The median price per square foot was $191, up a modest 0.5% year over year, a steadier read than the sale price alone, and a sign that per square foot value has held fairly flat even as the median swings around based on which homes sell. For anyone browsing homes for sale in Somervell County Texas, Redfin currently lists 179 active listings countywide, giving buyers more to choose from than in the tighter years not long ago.

Zoom in on Glen Rose, the county seat, and the picture looks calmer. Zillow's home value index for Glen Rose stood at $383,900 as of the end of January 2026, down slightly, about 0.1%, from a year earlier, with 50 homes for sale and just 6 new listings that month. Put together with the countywide figures, it suggests the Glen Rose TX real estate market has been fairly steady over the last several months, even as a few higher priced sales elsewhere in the county pulled the broader median up. Mortgage rates are part of the backdrop too. Freddie Mac reported the average 30 year fixed rate at 6.71% as of early September 2026, up slightly from 6.50% a year earlier. Rates sitting in the high 6% range are keeping some buyers cautious and stretching out decision timelines, which lines up with the lighter sales volume we're seeing across the county this year.

If you're house hunting in Somervell County right now, this is a market that rewards patience rather than urgency. With 179 homes on the market and days on market sitting at 43, you have room to look around, compare, and negotiate rather than feeling pressured into a rushed offer. That said, well kept homes in Glen Rose proper, especially anything close to town or the schools, still tend to draw quicker interest, so it still pays to have your financing ready and know what you want before you start touring.

If you're thinking about selling, do not assume that eye catching 19% price jump applies evenly to every home in the county. With such a small number of sales driving that number, pricing based on genuinely comparable homes nearby, not just the county average, matters more than ever this year. A home priced to reflect what is actually selling close by will move faster and closer to asking than one priced off a single headline statistic.

Tarrant County Real Estate Market Update: Prices, Inventory, and What It Means for You

If you've been watching Tarrant County TX home prices this year, you're not alone. Whether you're weighing a move within Fort Worth, Arlington, Keller, or one of the smaller communities we cover, it helps to know what's actually happening in the numbers rather than relying on hallway talk. Here's where things stand as we head into fall, along with what it means if you're buying or selling in the Tarrant County real estate market right now.

The latest data from Redfin, covering the three months ending in July 2026, puts the median sale price in Tarrant County at $353,962, up 1.1% from a year earlier. That's a modest gain, not the double digit jumps we saw a few years back, but it's still a gain. It tells us prices here have held their ground even as parts of the broader Texas market cooled off.

Home sales themselves were down about 9.3% year over year, with 1,961 homes changing hands over that same period. Fewer transactions usually means buyers are being more selective and sellers are competing a little harder for attention. As for what's actually available, Redfin currently lists roughly 8,559 active homes for sale in Tarrant County, giving buyers meaningfully more choices than during the tight inventory years of 2021 and 2022.

Homes are also moving a touch faster. Median days on market came in at 41 days, two days quicker than the same period last year. And homes that do sell are still fetching close to full price, with a sale to list ratio of 98.2%. About one in five sellers, 19.6%, got offers above asking, while just over a quarter of listings, 27.8%, saw a price reduction along the way. That gap is a good reminder that pricing a home right from day one still matters.

So what's behind these numbers? Mortgage rates are a big piece of it. Freddie Mac reported the average 30 year fixed rate at 6.66% as of late August 2026, barely changed from 6.56% a year ago. Rates in the mid 6% range have become the number buyers are planning around rather than something everyone is waiting out. At the same time, Texas A&M's Texas Real Estate Research Center noted in its August 2026 housing report that the Fort Worth-Arlington area has posted several consecutive months of modest year over year price gains, a real turnaround after a stretch of softening prices across North Texas. Statewide inventory has also leveled off after its rapid buildup in 2025, which is giving the market a steadier, more balanced feel heading into the fall.

For buyers, this is a more approachable market than it's been in a while. With more homes to choose from and days on market only ticking down slightly, you have room to be thoughtful rather than rushed. That said, well priced homes in popular areas like Keller, the neighborhoods near Southlake, and central Fort Worth are still drawing multiple looks and sometimes multiple offers. Getting pre-approved and knowing your must haves before you start touring homes for sale in Tarrant County Texas will save you time and a lot of stress.

For sellers, the message is straightforward. Pricing matters more than ever. With inventory up and buyers comparing options side by side, a home priced realistically from the start is far more likely to sell close to asking and avoid sitting long enough to need a reduction. The nearly 28% of listings that took a price cut this year are proof that overpricing, even by a little, tends to cost sellers both time and negotiating leverage in the end.

DFW Real Estate Market Update – September 2026: What Buyers & Sellers Need to Know

September 2026 DFW Real Estate Market Update

As we head into September, the Dallas-Fort Worth real estate market continues to shift toward a more balanced environment—and that's creating opportunities for both buyers and sellers who understand how to navigate today's market.

Homes are still selling throughout North Texas, but buyers have become more selective, pricing matters more than ever, and sellers should expect a different experience than they may have had just a few years ago.

So, what does the DFW housing market look like heading into fall 2026?

DFW Home Prices Are Holding Relatively Steady

The latest available MetroTex data showed the median sales price across the DFW Metroplex at approximately $399,000 in July, just 0.3% lower than the previous year. That tells us something important: despite slower sales activity, we're not seeing a dramatic drop in home values across DFW. 

The Texas Real Estate Research Center at Texas A&M has also reported signs of stabilization in the DFW market, with Fort Worth-Arlington recently recording modest year-over-year price gains. 

For homeowners, this is an important distinction. A slower market doesn't automatically mean a bad market—it means buyers have more time to evaluate their options and sellers have to be more strategic.

Buyers Have More Negotiating Power

This is where today's market gets interesting.

Homes are taking longer to sell, and DFW had approximately 4.7 months of inventory in the latest MetroTex report. The typical home took approximately 87 days to sell

That can give buyers opportunities to negotiate things that were much harder to get during the extremely competitive markets of previous years.

Depending on the property and seller's situation, we may be able to negotiate seller-paid closing costs, repairs, price reductions or other concessions.

You can also browse active new construction communities across our service area right now. Many builders are using financing incentives, closing-cost assistance, rate-buydown programs and other promotions to attract buyers.

The key is comparing the entire deal, not simply the sales price.

Mortgage Rates Are Still Affecting Affordability

Mortgage rates continue to be one of the biggest factors affecting the housing market.

Freddie Mac reported the average 30-year fixed mortgage rate at 6.66% as of August 27, 2026. A year earlier, the average was 6.56%. 

Higher rates have caused some buyers to sit on the sidelines, but waiting for rates to fall isn't necessarily the right strategy for everyone.

If rates eventually decrease, more buyers could return to the market and increase competition. Buyers purchasing now may have more negotiating leverage than they would in a more competitive environment.

The better question isn't necessarily, "Are rates going to come down?"

It's "Does buying a home make sense for me right now?"

What September's Market Means for DFW Sellers

If you're thinking about selling this fall, pricing and presentation are going to be extremely important.

Today's buyers have access to more information than ever, and they're paying attention to homes that have been sitting on the market.

August data from Realtor.com showed the median DFW asking price at approximately $425,000, while price per square foot was down about 2.5% from a year earlier. 

That doesn't mean you need to underprice your home.

It means your initial pricing strategy matters.

Overpricing a property and repeatedly reducing it later can sometimes hurt a seller more than positioning the home correctly when it first hits the market.

A successful strategy should consider recent comparable sales, current competition, active listings, pending properties, condition, location and what buyers are actually responding to in your specific neighborhood.

What September's Market Means for DFW Buyers

For buyers, this market may offer something we haven't always had in DFW:

Time and negotiating power.

There are still homes receiving multiple offers, particularly when they're updated and priced correctly. But buyers generally have more room to evaluate properties, negotiate terms and compare resale homes with new construction.

If you've been waiting because you've heard that "it's a bad market," it's worth looking at the numbers for your specific situation.

You may be surprised by what's negotiable.

Real Estate Is Local—Very Local

One of the biggest mistakes buyers and sellers can make is relying entirely on national housing headlines.

Dallas-Fort Worth is enormous, and there's no single number that accurately describes every neighborhood.

The market in Crowley can look completely different from Burleson, Mansfield, Midlothian, Granbury, Godley, Arlington or Fort Worth.

Even two neighborhoods within the same city can have dramatically different inventory, days on market and buyer demand.

That's why your home's value—or your negotiating strategy as a buyer—should be based on what's happening in the specific area you're considering.

That's why I recommend looking at the actual numbers before deciding how to use a builder incentive.

A $350,000 home with a substantial builder incentive could potentially make more financial sense for a buyer than a $340,000 home without one. Your interest rate, closing costs, monthly payment, taxes, HOA and available incentives all affect the true cost of purchasing the home.
